Last week I discussed ways that you can promote selling your house and options that you may not have known about to sell your house without a Realtor. Today I want to talk to you about a technique that we use often to get our properties sold quickly.
This technique will often create a “feeding frenzy” among real estate agents and it will get your property a lot more showings than the “typical” showings that a real estate agent does. And in today’s market more showings lead to more offers which leads to a sale. Although this technique does not get you out of paying a real estate agent fee, it will help in selling the house faster. It seems that the interest rates are starting to rise and the sub-prime or risky loan market is having a lot of trouble right now. In the last couple of weeks I have been discussing things that you can do to sell your house quickly. This week I wanted to touch on a way to sale that has been around for a long time but is really starting to pick up steam in the residential sales market. House Auctions.
Many people are starting to turn to selling there house by auction. The auction format has many advantages but it also has it share of downfalls. A house auction can be performed a few ways but the most general way is for a seller to announce that the house will be auctioned off on a set date and time. They let the general public know the terms in which they will be selling the house.
The terms normally include the starting bid amount, the qualification guidelines to be considered a genuine buyer, and the way the auction will take place meaning will it be a sealed bid auction where everyone writes down there offer and the highest bid is accepted or a round robin auction where the 3 highest bidders will be allowed to continue bidding against each other until only one is left.

The winds are changing…
In case you haven’t noticed the market in and around Chicago has changed. We are now officially a buyers market, meaning that it is now better to be a buyer of real estate than a seller of real estate. That leaves a lot of home sellers left holding the bag trying to figure out what to do. Well, while there is no secret to selling your house quickly there are a lot of things that you can do to better the chance of a buyer making an offer on your house. Over the next few weeks I will discuss some of the best things you can do to speed up the sale of your house.
The first thing you can do which is probably the most obvious is get the house ready for showings. If you know of any large or noticeable cosmetic repairs make the repairs before you start showing your house. If you have dirty or oddly colored walls repaint the walls. Use an eggshell white flat paint because that is the most accepted and neutral color when sellers are looking at houses. (more…)
Last week I discussed preparing your house for showings to get your house sold quickly. This week I will discuss the next step you can do to sell your house quickly.
The next thing to do is actually two items. Pricing and Terms. Many investors or regular house buyers can be attracted to your house by pricing or terms. If you price your house correctly then you can quickly attract a buyer that is trying to beat the price on other properties in the area. The best way to properly price your house is to find out what other properties in your area are selling for that are of similar size. In other words the other houses need to have the same number of bedrooms and bathrooms as well as similar amenities (basement, brick or frame, garage, etc.). After you find out what other properties in the area are selling for you must set your price at a level high enough to satisfy you but low enough to make sellers feel that they are getting a good deal compared to other houses in the area. Lately, I have been talking to people every week that really want or need to sell their property but they have not had much luck. They are caught between a rock and a hard place. Most sellers in this market feel they only have two options. The first option is to sell your house at a much lower price and just take what you can get or the other option is to hold out and be stubborn until someone agrees to pay the price you are asking.
