It’s hard knowing that if only the buyers had an extra few thousand dollars that the deal would work, but those darn medical bills for their Husky Violet has dashed their dreams of owning your home. Don’t you think you could throw them a little cash on closing to get the deal? If you’re a dog lover like I am, you’d probably consider it. An agent working on your behalf might not be so gullible.

2. Your real estate agent will market your property on your behalf, at no upfront cost to you. There are an amazing amount of web sites and publications devoted to helping the private sale seller get their homes sold. Funny thing is, they all cost money and offer no guarantee. It takes time to get to know which avenues are beneficial and which ones are a waste of time. A real estate agent already has the answers and knows which forums to use to give them the most bang for their advertising bucks. This experience can prove invaluable for your pocket book.

Check out the yard signage: Look around your neighborhood and the surrounding communities to see whose real estate signs are often posted, especially those whose properties sell quickly. Yard signs are a good indication of real estate agents who are popular and hired often in your locale. You want an agent who knows the ins and outs of your particular area’s trends in sales.

Attend Open Houses: Maybe you’re not interested in buying a certain house, but seeing an agent in action as he or she is trying to sell someone else’s home at an open house will give a bit of insight into how they operate. Are they knowledgeable and able to communicate clearly about this house’s potential? Are they polite, intelligent and easy to talk to? Agents, Are You Changing With the Times?

With all the challenges today’s real estate agent faces, you need to use every tool at your disposal just to stay in business. Technological advances in the last ten years have completely changed the way agents need to run their business and if you are not changing with the technology, you are being left behind.

One thing that no agent can possible be without is their own website. This does not mean an extra page or two on your brokers’ site. It means your own personal site that is all about you and what you can bring to your clients. Your broker information will naturally be on there, but the site is designed and paid for by you. Brokerage Commission – Why Should it Be Paid?

Many a time clients and friends ask why commission must be paid when the agent receives 2% in any case: “Surely for a few meetings I do not have to pay brokerage fees of 3-4 salaries” or “What in fact have you done for me? you only made two telephone calls? i answer genially that for all 100 propositions only 2 are finalized. In fact, behind the scene much work is carried out, of which the client is not always aware.

Real Estate brokerage has become more and more professional and complex over the years. 26 years ago (1983, when I opened Society offices) work was simpler, properties were more close at hand, there were two national newspapers and one local paper. Advertising of properties was in these same newspapers. Distribution of flyers was also carried out. Today things are totally different, properties arrive from many sources: From written media: Yedioth, Ma”ariv, Ha”Aretz, Globus, DeMarker, The Town and other local press. Internet: Homeless, Yad2, WINWIN, Meds, and many other smaller sites. Cooperation between real Estate agents: properties arrive from collaborators in different offices in and out of town. (more…)
